Reservations must be cancelled by 6:00 p.m. local hotel time on the day of arrival, or the first night's stay (at quoted rate plus tax) will be charged as a No Show Fee to the credit card holding the reservation. Guests who cancel Advanced Purchase (AP) reservations more than 24 hours after their original time of booking, or fail to show, will forfeit their nonrefundable advance prepayment equal to the total cost of the reservation (including tax). Guests who cancel Extended Plus Program (EPP) reservations more than 24 hours after their original time of booking, or fail to show, will forfeit their nonrefundable deposit equal to three (3) nights' room and tax. Similar rules may apply to certain other special rates. Reservations are based on availability.

Once you find the reservation you want to cancel, select "Cancel" and then "Yes" to confirm your cancellation. To cancel an AP or EPP reservation, please call the hotel directly.
Travel Agent Commission 10% commission is paid for up to the first seven (7) nights only. Commission is paid within 30 days of the date of room consumption. Contact the General Manager at the property for commission issues.
Registration / Passwords

In the event that any Claim is made or any action or proceeding is brought against the Indemnified Parties, or any of them, arising out of or connected with this agreement, any such Indemnified Party may, by reasonable notice to you, require you, at your expense, to resist such Claim or take over the defense of any such action or proceeding and employ counsel for such purpose, such counsel to be subject to the prior written approval of such Indemnified Party, which approval shall be deemed to have been given hereby in the case of counsel acting for your insurance underwriters engaged in such resistance or defense. You shall cooperate with us in the defense of any Claim. We reserve the right, at our own expense, to assume the exclusive defense and control of any matter otherwise subject to indemnification by you.
Fees And Other Charge
Your nightly rate may also include certain non-government fees, including, but not limited to, a State-Cost Recovery Fee and/or a State Tourism Fee Assessment.
During your stay you may be required to secure an initial deposit of up to $250 with the hotel for incidental charges incurred during the stay. The entirety of, or remaining balance of this deposit will be returned or released after check-out. Any unused credit card/debit card authorizations will be released within 5-7 business days, depending on your financial institution. Refunds of cash over $100 may be mailed by check within 14 days of departure. Policies vary by hotel; for details, please contact the hotel directly.
Additionally, during your stay you may engage in certain activities that are subject to the imposition of mandatory fees, including, but not limited to, phone call fees, smoking fees, pet fees, late payment fees (Select Suites locations only), early check-in fees, and late check out fees.
Further, during your stay you may elect to purchase certain amenities or services that that are subject to additional charges, including but not limited to, WiFi upgrades (based on availability), dishware/cookware purchases (Select Suites locations only), and linen exchange fees/charges (Select Suites locations only).
Questions regarding specific fees and other charges applicable to your reservation should be directed to your destination Hotel.
The above-mentioned fees may include, for example:
Phone calls: $1.00 per call. If you choose to use the in-room phone for calls other than to 911, other guest rooms, or the front desk, a charge per call shall apply upon dialing.
Smoking fees: Not to exceed $250.00 per incident. The Hotel policy is smoking in non-smoking rooms is not allowed and smoking is only allowed in dedicated smoking rooms or designated outside smoking areas on the premises. If you violate the smoking policy, there will be a charge.
Pet fees: Not to exceed a $25.00 per day cleaning fee plus tax, for the first six (6) nights, per pet. Each day thereafter there is a pet cleaning fee not to exceed a $15.00 per day plus tax, per pet. If your reservation is for six (6) days or less, the pet fees for your entire stay will be due at check-in. For reservations for seven (7) days or more, the first seven (7) nights’ pet fees will be due at check-in and each seven (7) days thereafter until the end of your reservation. If you exercise your option to bring a pet to the Hotel that meets the Hotel requirements, you will incur fees related to that pet. Guest will be held responsible for any damage caused by or liability arising from his/her pet to any person, guest room or other area of the Hotel. Payment of the pet cleaning fees does not relieve the guest of this responsibility.
Late payment fees (Select Suites locations only): When a guest’s folio balance exceeds a certain amount, a daily late fee as provided at check-in (as may be modified by applicable laws). Payment(s) to the Hotel are due at specific dates and times described at check-in or thereafter. If you fail to adhere to those payment dates and times there will be a charge.
Early check-in fee: The Hotel has a posted check-in time. If you arrive early and wish to check in early, and the Hotel can accommodate your request, early check-in fees apply and will be charged to you.
Guests checking in before 3:00 p.m. local Hotel time will be charged a fee as described below, based on available rooms:
Full previous day’s room and tax and any applicable State-Cost Recovery Fee, at Best Available Rate (BAR), as found on Hotel’s website, prior to 7:00 a.m. (minimum of $50.00).
$10.00 per hour plus tax between 7:00 a.m. – 12:00 p.m.
Free between 12:00 p.m. – 3:00 p.m., if the Hotel can accommodate.
Late check-out fee: The Hotel has a posted checkout time. If you fail to check out by the stated time on the date you are to depart per your reservation, the Hotel will charge you late check-out fees.
Guests checking out after 11:00 a.m. local Hotel time will be charged a fee as described below:
$10.00 per hour plus tax after 11:00 a.m. up to $50.00 plus tax.
After 4:00 p.m., a full day’s room, tax and any applicable State-Cost Recovery Fee, at BAR, as found on Hotel’s website, will be assessed.
Wi-fi upgrades: $1.99 per hour; $5.99 per day; $22.99 per week; or $31.99 per month. If the Hotel offers a WiFi upgrade option and you choose that option, there is a fee related to same that will vary based on the length of time you elect for the upgrade to apply—hourly, daily, weekly, or monthly.
Dishware costs (Select Suites locations only): $19.99. If you choose to use Hotel offered dishware rather than your own dishware (beverage glass, mug, soup bowl, salad plate, dinner spoon, dinner knife), there will be a one-time fee per visit to purchase the dishware.
Cookware costs (Select Suites locations only): $39.99. If you choose to use Hotel offered cookware rather than your own cookware (2-quart sauce pan with lid, an 8-inch non-stick fry pan, serving spoon, spatula, and a can opener), there will a one-time fee per visit to purchase the cookware.
Linen exchange (Select Suites locations only): $1.75 per day plus tax. If you would like to exchange sheets and towels in between your normal housekeeping services, a charge applies.
Coupons, Promotions, And Offers
On occasion, we provide online coupons and special promotions to users of this site. Advertised prices are per standard room type based upon single occupancy. Rates do not include taxes or incidental charges. Minimum stay may be required. Unless otherwise specified, only one promotion discount per thirty days can be used by the same guest at the same hotel location. Rates are subject to availability and location and may be changed without notice. Additional restrictions and blackout dates may apply.
Limitation On Liability

Your reservation is guaranteed for arrival up to 6pm local hotel time on date of arrival. Please contact your destination hotel should your travel plans require a check-in past 6pm local hotel time on the date of arrival.

Pet Policy
Pets are always welcome at Extended Stay America. A maximum of two pets are allowed in each suite. A $25 (+ tax) per day, per pet non-refundable cleaning fee for the first six (6) nights. Each day thereafter is a $10 non-refundable fee (+tax) per day, per pet. This fee is to cover the cost of cleaning and fumigating guest room. The first seven (7) nights are payable the first night of your stay and is charged at check-in. Service animals will be exempt from this charge. Height and length restrictions apply: pets can be no longer than 36 inches and no taller than 36 inches. Larger animals or more than two pets requires property manager’s approval. Please contact the property for questions. Pet fee is subject to change.
No Unlawful Or Prohibited Use
As a condition of your use of this Site, you warrant to Extended Stay America that you will not use this Site for any purpose that is unlawful or otherwise prohibited by these terms, conditions, and notices.
Advance Payment Policy
It is the policy and practice of Extended Stay America to require payment in advance for guest rooms. At check-in, guests paying the nightly rate will be charged for their entire stay. Guests paying the weekly rate will be charged for the first week of their stay upon check-in. For stays longer than seven days, guests will be required to pay for each week in advance. Children 17 years of age and under stay free with an adult in the same room.

Housekeeping Service** Our promise is to provide you with a fresh, clean room. We also take our commitment to the environment very seriously and strive to freshen up without wasting our natural resources unnecessarily. Towards this common goal, housekeeping services are scheduled based on the number of nights you will be staying with us. Additional full or refresh services are available as outlined below.
Extended Stay America Premier Suites
For stays of one to seven (1-7) nights: Fresh towels and linens are available at the front desk as often as needed.
For stays of eight (8+) or more nights: One Full Service housekeeping is provided each week. Refresh Service: You may purchase a Refresh Service for $5 per service. Refresh service includes: replacing soiled towels, emptying trash, making bed with existing linens, and replenishing soap and toilet paper if needed.
